APE, let's be clear

The Energy Performance Certificate (APE), is a document that identifies and establishes the level of energy efficiency of a building through calculation parameters such as the location of the building, the thermal insulation of the individual apartments and the type of all those systems which determine a living comfort both in terms of heating and cooling, as well as the fixtures. To identify the energy category, a scale from G to A is used (as can also be seen in the labels of household appliances).

But when is it obligatory to present it and who should one contact to draw it up?

The APE is necessary in case of sale, lease/rent and to advertise the property. It is good to keep in mind that this document is also useful in the event that renovations of a certain extent are carried out or that in any case require a proven improvement in the energy efficiency of a building, just think of the new superbonus 110%, which in order to access it is necessary try the improvement of 2 energy classes.

Having ascertained that the APE has an important value when it comes to practices concerning our home, let's now talk about who can draw up this document. This is done by energy certifiers, i.e. those technicians (engineers, surveyors, architects and experts), who have taken a training course, passed the final exam and subsequently qualified to carry out this task.

  • RENT/LEASE from €1,000.00 to €4,000.00
  • ADVERTISING IN ANY FORM from €500 to €3,000
